
In 1997 Western Michigan University, Physical Plant purchased a Computer Maintenance Management System (TMA Systems) which provided the framework for all maintenance activities, including the generation of planned maintenance work orders.
The result is a proactive rather than a reactive environment, optimizing equipment performance, life and energy reduction.
Through the CMM System, we have identified tagged and entered over 6696 pieces of equipment in our database with over 8097 maintenance tasks scheduled.
We currently schedule maintenance functions from simple visual inspection to major compressor overhauls. Among other planned maintenance functions that we perform are oil sample analysis for compressors, heat exchanger cleaning, chemical treatment on chilled and hydronic water systems and emergency equipment testing.
